Letting And Rent Collection

 

Ideal for a local Landlord who is willing and able to manage their own property.  The service includes:

  1. General advice on getting the property ready for the market and a likely rental income.
  2. Advertising and marketing the property (includes a floor plan, professional photography and a "To Let Board").
  3. Interviewing prospective Tenants and arranging referencing and credit checks and processing Guarantors if required.
  4. Preparation of a tenancy agreement that affords the Landlord protection under current Housing Acts.  Renewing the agreement, as necessary, at the end of the tenancy.
  5. Liaising, if required, with the Landlord’s mortgagee in connection with references and the tenancy agreement.
  6. Taking a deposit from the Tenant and placing it with The Deposit Protection Service (a custodial scheme).  At the end of the tenancy, once the property has been checked, dealing with any termination issues with the Tenant and the deposit scheme provider.
  7. Dealing with meter readings and advising the relevant utility companies of the start date of a new tenancy.
  8. Collecting the rent on a monthly basis and passing this over to the Landlord, less fees for the period.  Detailed rent statements are generated monthly, and payments are made by direct bank transfer.
  9. Arranging for a full property inspection and inventory check at the end of the tenanct.

The charge for Letting and Rent Collection is 11% plus VAT
