Letting Only

 

For an experienced Landlord who wants us to find them a quality Tenant.

  1. General advice on getting the property ready for the market and a likely rental income.
  2. Advertising and marketing the property (includes a floor plan, professional photography and a "To Let Board").
  3. Interviewing prospective Tenants and arranging referencing and credit checks and processing Guarantors if required.
  4. Preparation of a tenancy agreement that affords the Landlord protection under current Housing Acts.  Renewing the agreement, as necessary, at the end of the tenancy.
  5. Liaising, if required, with the Landlord’s mortgagee in connection with references and the tenancy agreement.
  6. Taking a deposit from the Tenant and passing this over to the Landlord for it to be registered.

The Landlord is responsible for all other aspects of the letting including maintenance of the property and any gas and electrical appliances present.  The Landlord would also be responsible for complying with the deposit protection requirements of the Housing Act 2004.  He must provide the Agent with written confirmation that this has been done, together with a receipt for the deposit monies received by the Agent on his behalf.  The fees are payable at the commencement of the tenancy and will be deducted from monies received by the Agent on the Landlord’s behalf.

The charge for Letting Only is the first month's rent plus VAT
